Jim and Annie invite to their self build home. Formerley a steel frame cattle shed, converted in 2018 to a passive house standard house but not certified as such.

Green features
  • Walls, with 350mm “warmcell” insulation.
  • Windows triple glazed
  • Roof lights quadruple glazed
  • Air source heat pump, 5 kw.
  • Heating. Small radiators we don’t use, 4 towel rails used a few hours each day for 6 months. Some winter evenings we light a small wood burner for an hour or two. It’s always comfortable. Some high summer over heating issues. Less since installing solar shading on two principle large windows.
  • Mechanical ventilation with heat recovery.
  • 4 kw of p.v.  And e.v. Charging point
    • Carful attention to air tightness during build.
    • 250m2
    • Rain water is diverted to top up a large pond.
Cost
Cost, me (architect) managing, sourcing materials, clearing up etc, not much over £1,000 per m2.

Running cost
The first year of occupation was 2019. Electric bill was £600 p.a. This included  everything, heating, cooking, home working. Plus a few barrow loads of dry fire wood. Later bills include charging an e.v. So it’s less clear.
